Jávea (Xàbia) has grown from a small fishing village into a beautiful town, and a place I’ve been visiting since I was a young teenager and had the pleasure of living there for many, many years.

Jávea is situated within the Costa Blanca region of Spain and sits at the most Easterly point on the coast. Jávea is regarded as the jewel of Spain with many wealthy Spaniards choosing to buy their second home there, along with 1,000’s of expats looking for a better lifestyle. Jávea is a special, there isn’t any industry as such and it has been reported as being one of the healthiest places to live in the world. If choosing to visit, you would fly into Alicante airport and catch the pre booked shuttle bus “Benniconect” this works out the cheapest way to get to Jávea with different drop off points along the way.

More than 60 years ago Jávea appointed a mayor with a vision, they convinced the towns representatives that high rise properties should not be allowed to shape the skyline of the beautiful coastline, and so, anything over four stories high, in the future, would not be allowed. The town has grown along the coastline from the port which offers shops, bars, restaurants, the fisherman’s church, cinema showing both Spanish and English movies and a Pebble beach for those who don’t wish to experience sand in all the wrong places.

In fact a lovely area to relax and take in the sea air at siesta time when all the shops close in the afternoon for a few hours

The port of Jávea through the year plays host to many fiesta one in particular is the famous Moors and Christians a spectacular parade in all its splendor and held at the end of July for 2 evenings which I had the pleasures of seeing this year. It’s free and enjoyable for all the family and defiantly not to be missed!

From the port along the rugged natural Tosca coastline with a good path on the opposite side of the road,  if you prefer to stroll to the Arenal (sandy beach) this will take you approximately 20 minutes and in the tourist months exquisitely decorated wooden bars (Chiringuito’s) are erected on the rugged beach area offering  cocktails and small food menu’s, a great place to stop and enjoy the breath-taking views, especially at sunset.

 

As the road turns by the Parador hotel you will see the Arenal. Horseshoe shaped, man-made sandy beach with palm trees, sun beds, children’s play area and foot showers. The long promenade is kept clean and tidy and is closed to traffic. It boasts many different restaurants, bars and beach shops. In the tourist season the promenade is home to many artisans stalls each night of the week and as evening arrives the promenade area takes on a different look, with its illuminated, very sophisticated offerings of many different cuisines, cocktails, and discotheques, for those of you wanting to dance in the morning hours.

 

There are no holiday companies offering package deals to Jávea, I don’t think there ever will be or not for the

foreseeable future. To holiday in Jávea you will need to rent a villa or apartment, or stay in one of its lovely hotels. if you’re in a villa you will probably need to hire a car, as most villas are situated a short distance away for the Arenal, old town and port area.

Many Europeans have taken vacations in Jávea and decided that this is the place they wish to retire to, whilst others decide they will make the move well before retiring. Setting up their own businesses provides an income while living the life they dreamed of. For those with children there are private English schools if you feel your child couldn’t cope with the Spanish school system, however, most UK children, although maybe struggling at first, quickly become native to their surroundings and excel in their school environment.

From the port area of Jávea, the main road will take you up to the old town, where you will find there is underground parking at a very reasonable price. Now on foot you can explore the small roads of townhouses where time has stood still.  You will encounter tapas bars, shops all hidden away from the main road, their famous church where you can still see the Battles scares of life on its walls.

Pharmacies are dotted all around Jávea so there is never any need to be without your forgotten medication and will find it very reasonably priced. On Thursday Morning the old town plays host to a huge open market selling fresh produce, clothing, jewellery, sunglasses, leather goods, and much more, definitely worth a look, but keep in mind the market closes down at 1pm and is very busy in the tourist season.



Out of season, Jávea plods along with its multicultural residents like many other towns, however, come the tourist season and the population quadruples overnight, with lots of hustle and bustle all around. You will find a fair amount of residents will return to their home countries to visit friends or family during the tourist season as it can become manic with so many tourists.

When it comes to deciding that you’re ready to buy a villa in Jávea you will find there are many estate agents to choose from and all eager to have you as their clients. Not all estate agents will be informative about the area of Villa’s you are interested in, as they will not want to lose a potential sale. Many areas of Jávea will have good points and bad points for an English couple/family choosing their new home.

I’m showcasing this villa, why you might ask? my response is a number of reasons!

The villa is situated in a very desirable area just up the hill, not far away from the Aranel (sandy beach) close to supermarkets, pharmacies and restaurants. A quick five minute walk brings you to the Jávea park picnic area, with a unique wooden bar offering spit roast chickens to takeaway or eat in, and a menu to choose from at very reasonable prices, great for those days when you would like to take a short stroll out to interact with others, but don’t want to break the bank, and of course, no drinking and driving.

This area is Pinosol (pines in the sun). The roads are very good with paths and street lights, it’s a dry area so no dampness in properties. There are 3 rubbish points, and the urbanisation has a community elected head, to maintain all areas for a small yearly fee to ensure the area is kept clean and tidy.

 

This villa is of a good size at 210m2 + garage casitas & terraces and the plot is also a good size at 1280m2. A flat plot with low garden maintenance which I believe is important, because in Spain, when you water your hedgerows, tress etc grow fast.

Let’s look at the property in more detail, I will try and point out all the things when looking around a property you will neglect to think about and try to be as informative as possible.

The boundary of the plot is walled and fenced, and from the road facing the property you will see above the wall, oleander planted as a hedge, giving beautiful colour and seclusion. An electric foot gate, with intercom, and walled lights, to the left, electric double entry car gates activated with a pulsa and wall lights.



Entering the foot gate, to the right there’s a small orchard of fruit trees and white gravel, enclosed by a small wall with irrigation to the hedgerows and fruit trees. The wide, tiled, graduated path, with lighting, takes you up and around to the main terrace with 4 shallow steps up. On the right are 6 steps up to the front door and a good sized raised balustraded terrace with overlooks parts of Pinosol, and is beautiful at sunset. The main large terrace is balustraded with views of Montgo (mountain that looks like an elephant) and has newly laid non slip grey tiles up to the swimming pool, a good size 9 x 12 and the deep end is approximately 6ft at the shallow end 3, tiled steps in and the deep end metal climbing steps in. At the end of this terrace is a generously sized casita purpose built bar and music area with lighting and switches for the pool lights and further garden lights. A fantastic area for hosting gathering, parties or just relaxing by the pool.

To the right of the bar area is a covered arch, walking through it opens up, to my left paved tiles graduating down on my left, casita housing the pool pump and lighting further along, outside tap and ornamental corner raised terrace for displaying pots etc. Free standing garage with window, up and over door and internal lighting and electric sockets. Facing the garage to the left is a carport and at the end a large built in cupboard for tools etc. From the road through the double entry gates the garage will be in your right, with one car in the garage, 1 car under the carport and 2 cars on the driveway. Returning back to walk up to the main terrace, On my left is the gas casita housing 8 large bottles, 4 on 4 to change over, you will need to take out a sepsa contract for your gas bottles and they will come and deliver to your gas casita. Still on my left 4 mature palm trees and walled lighting.

At the covered arch on my right, going straight ahead, 2 steps up to a beautiful BBQ, walled terrace area with walled lighting and external electric socket, huge Jasmin bush and on my right, 2 steps up is the entrance to the kitchen, past the kitchen door casita housing a newly fitted gas boiler and chest freezer. The far end is a walled arch.

walking through on stepping stones amongst white gravel, to my right a mature palm tree and outside tap and this is where your soak away is located. To my left a raised flower bed to the end. Straight in front, tiled and low walled circular terrace with standing pergola and more lighting behind that on the boundary wall is outside tap and a raised covered casita with bricked BBQ and seating area with lighting and electric sockets.



Turning right a tiled terrace and on my right double sliding doors to the master bedroom and walled lighting to my left a raised terrace with plants and seating area.

Walking straight on and then turning right a raised walled  cactus bed. Archway and 2 steps down, outside tap on my right and walled lighting to my left half circular raised flower bed and grassed lawn. Following the path down I arrive at the 4 steps up to the main terrace.

The villa

From the BBQ terrace 2 steps up to the kitchen door (security door)

The kitchen is a good size, pale grey floor tiles with modern red high gloss fronts and grey fitted base units with cupboards and pull out draws, to my right integral dishwasher, upright American fridge freezer and washing machine double sink with window persianers (external blind) and fly screen facing the pool. Centre Island with cupboards and pullout draws 5 ring gas hob and above stainless steel extractor hood. To my left, built in eye level oven extra wide  with base cupboards and overhead pull up cupboards with down lighting, far end built in microwave with cupboards above and pull out draws beneath. Work tops are of silestone and pale grey in colour. Spot ceiling lights and plenty of electrical sockets add the mains electrical box

Newly laid pale grey floor tiles, all the woodwork and ceiling beams have been limed to give a fresh modern look but still keeping its Spanish charm. To the right, large walk-in Bay Area with 4 arch windows facing the pool and radiator. Wall lights through the lounge/dining area plus a pendulum light above the dining table. Far end a large window with persianers and fly screen, above newly fitted aircon unit (hot or cold) below radiator and to my right, front door (security) and intercom unit. Hidden sound wire through the walls for your surround system of the lounge area. Plenty electrical sockets and mains telephone/internet box

On my left, door leading to double bedroom, brownish/terracotta floor tiles, built in wardrobes, walled lighting, electrical sockets, window facing BBQ terrace with internal wooden shutters to keep the sun out above newly fitted air con (hot and cold) below radiator and reker (metal security grills) on the outside of the window.

From the arch on my right, radiator, door to double bedroom, brownish/terracotta floor tiles, built in wardrobes, walled lighting, electrical sockets, window with wooden internal shutters, above newly fitted air con (hot and cold), below, radiator and external reker fitted to the window.

Past the bedroom on my left there’s a huge floor to ceiling built in 2 door cupboards, great for linen.  Continuing straight, door to my right is the 3rd bedroom being used as an office, brownish/terracotta floor tiles, built in wardrobe, remote controlled ceiling fan, walled lights and electrical sockets, no outside window,  window faces the corridor.

Going straight on, radiator on my right, 2 small windows on my left facing the pergola area.

Continuing down the corridor, door on my right leading to the huge master bedroom, brownish/terracotta floor tiles, to my left 2 x built in double wardrobes, far left, large sliding patio doors with persianers and external sliding reker, above newly fitted air con unit (hot and cold) wall lighting and electrical sockets. To my far right, door leading to en-suite shower room, window facing grassed area, tiled walls mainly white with blue decretive boarder, blue floor tiles, white suite, double basin vanity unit with mirror and lighting, toilet, large glass bricked shower area with rain shower rose.

At the far end of the corridor, door leading to family bathroom, white suit, blue floor tiles, walls tiled in white with a decretive blue tile here and there, corner shower with rain shower rose, basin with vanity unit mirror and lighting, bath, window with view of the pergola area.

Important points

  • Plot is flat and a good size. 1280 m2
  • Build a good size. 210 m2 + garage, casitas and terraces
  • Desirable private location (close to all amenities) good roads, paths and street lighting
  • Immaculate and modern throughout (just move in)
  • Garden low maintenance
  • Newly fitted hot & cold air con units (this means reduced noise and running cost)
  • Newly fitted gas boiler and central heating system (efficient in gas use)
  • 4 bedrooms large enough for a family
  • Swimming pool and outside areas fantastic (spending most of your time outside)

 

My closing argument

This villa is large enough for a family but not so huge that your rattling around in if you’re just a couple. It’s been maintained to a high standard so you can just move In and it’s modern, so no extra costs bringing it into the 20th century, however, not so modern that it’s lost its Spanish charm. The villa will offer all your needs through the Spanish seasons whether hot or cold and many terraces for some of that alone time.

The area “Pinosol” highly desirable, so for investment purposes, easy to resell when the need arises as it’s all about location and value for money.

 

Talking about money, this villa is on the market today at 445,000€ So how is this price achieved?

 

In Spain they have an office which dictates how much per m2 land is valued at, different areas have different values. You take this value and you multiply it by the size of the plot giving you the value of the land. Again, there is a value for build depending on the quality of build as to the price per m2 you then multiply this by the build size. Adding the land value and build value together gives you the basics then you add on for swimming pool, terraces, nayas (covered terraces), build quality, condition, central heating etc. You will then arrive at your true valuation. The true valuation for this villa is 550,000€ so not only do you get a highly desirable area, a beautifully appointed villa, you would also get a fantastic price at only 445,000€ An added bonus for any investor. Something else to think about, the owners are English and in the event of a sale it’s possibly that no transfer of monies to Spain is necessary which again could also be a saving.
